Description

Nestled in the heart of the lush Parc des Ibis (Le Vésinet), just 20 minutes from Paris, this palace inspired by the Grand Trianon is a listed historic monument. It offers 2,000 square meters of family and leisure space on the basement, garden and first floors. The location of the Palais Rose is exceptional, so close is it to several major landmarks. Owners can enjoy Paris to the full, as if they were living there.
The Palais Rose owes its name to the pink marble pilasters that adorn its façade. The property includes the main villa, which boasts numerous reception rooms, 4 suites, a cinema room, a games room, a 16-meter indoor swimming pool, a squash court and a large gym. It also includes a villa for the concierge, staff accommodation and a 500 m² outbuilding with 4 suites and garages. All set in 7,000 square meters of immaculately landscaped, lush grounds.

History:
Built in 1900 on the model of the Grand Trianon by shipowner Arthur Schweitzer, the Palais Rose was notably the residence of the great poet Robert de Montesquiou from 1908 to 1921. General de Gaulle stayed at the Ermitage du Palais Rose from May 12 to 15, 1940, on his way to take command of the 4th Armored Division. A plaque in the building, visible from rue Diderot, commemorates this event.

Renovation :
In 1999, restoration and renovation work on an unprecedented scale began at the Palais Rose. This work lasted until 2005. The immense work involved a number of major modifications. However, the part of the building listed as a historical monument was kept intact. Gilders, sculptors, cabinetmakers, marble workers and masons renovated the interiors using traditional techniques specific to each trade.

Entertainment:
Thanks to unparalleled technical expertise, the original living space of the Palais Rose was doubled. COGEMAD succeeded in recreating naturally luminous living spaces below the park.

Residents have access to luxury facilities, such as a gym, 16-meter pool and spa, to maintain their health and well-being. There are also a number of leisure areas and activities to extend residents' living space.

Terms & Conditions

  • What are the stages in the purchasing process in France?

Once you have visited a property and made up your mind, you sign a binding offer to purchase, setting out the essential conditions of sale. The file is then entrusted to a notary for signature of a promise to sell (“compromis de vente” or “promesse unilatérale de vente”). The notary then carries out a number of checks to provide the necessary legal security for the transaction, before signing the final deed of sale.

  • How long does the acquisition process take in France?

Although each case is different, not least because of the notarial considerations involved, it generally takes 3 to 4 months from the signing of the offer to purchase to the handover of the keys.

  • What are the acquisition costs in France?

Agency fees are included in the sale price.

Conversely, notary fees are payable by the buyer in addition to the sale price. The calculation of notary fees depends on a number of parameters (geographical location of the property, whether or not the property has furniture already been sold, whether or not the buyer has taken out a bank loan, etc.), but they are generally around 7% of the purchase price. Reduced notary fees may apply to new properties sold by professionals.

  • Do I have to pay a deposit when I sign up?

A security deposit, usually set at 10% of the sale price, must be paid into the notary's account at the same time as the promesse de vente is signed.

  • What support do you offer?

Tailor-made support and advice for buyers, from the initial visit to the final sale, are at the heart of our commitment:

    • sales support to answer all your questions
    • legal and tax support to help you structure and carry out your purchase
    • banking support to help you find the right financing if necessary
