A Masterpiece of Purism, Luxury & Aesthetic Excellence

This exceptional designer villa is situated on a spectacular and secluded plot of approx. 2,013 m², in one of the most sought-after residential areas east of Munich. Bordering a protected forest where no future development is permitted, the property offers a rare combination of serene natural surroundings and quick access to the dynamic city life of Munich.

Architectural Sophistication & Lifestyle Elegance

Meticulously crafted, this villa radiates refined elegance and is in immaculate, like-new condition. With approximately 320 m² of living space, every element of the home reflects uncompromising quality. The floor plan emphasizes generosity and prestige, realized using only the finest materials and finishes.

Custom-designed lighting and an integrated sound system—carefully tailored to the villa’s unique architecture—enhance the ambiance throughout all living spaces.

A standout feature is the temperature-controlled wine cellar, offering connoisseurs a dedicated sanctuary for their collection. Additionally, a side entrance provides private access to a separate apartment, ideal for use as a personal studio, guest suite, or home office.

Exterior Highlights

The villa’s carefully landscaped garden features a wellness pool, reinforcing the home’s emphasis on luxury and leisure. A triple garage and an additional outdoor parking space offer ample room for vehicles and guests.

Unmatched Location

Located in the highly desirable eastern commuter belt of Munich, this area has retained its rural charm while offering exceptional infrastructure. The surroundings are marked by expansive residential plots, elegant villas, and newly built family homes.

Residents enjoy direct access to nature, with nearby forests and the historic Möschenfeld estate providing a variety of recreational options. Local sports clubs and the Harthausen/Grasbrunn golf course add to the area’s appeal.

Essential amenities—supermarkets, pharmacies, medical facilities, and schools—are just minutes away in the town center. Central Munich is approximately 15 km away, easily accessible via well-developed transport links.

This is more than just a home—it’s a private retreat where luxury, privacy, and nature meet.

Experience it in person to fully appreciate the unique character of this extraordinary property.

Terms & Conditions

  • What are the stages in the purchasing process in France?

Once you have visited a property and made up your mind, you sign a binding offer to purchase, setting out the essential conditions of sale. The file is then entrusted to a notary for signature of a promise to sell (“compromis de vente” or “promesse unilatérale de vente”). The notary then carries out a number of checks to provide the necessary legal security for the transaction, before signing the final deed of sale.

  • How long does the acquisition process take in France?

Although each case is different, not least because of the notarial considerations involved, it generally takes 3 to 4 months from the signing of the offer to purchase to the handover of the keys.

  • What are the acquisition costs in France?

Agency fees are included in the sale price.

Conversely, notary fees are payable by the buyer in addition to the sale price. The calculation of notary fees depends on a number of parameters (geographical location of the property, whether or not the property has furniture already been sold, whether or not the buyer has taken out a bank loan, etc.), but they are generally around 7% of the purchase price. Reduced notary fees may apply to new properties sold by professionals.

  • Do I have to pay a deposit when I sign up?

A security deposit, usually set at 10% of the sale price, must be paid into the notary's account at the same time as the promesse de vente is signed.

  • What support do you offer?

Tailor-made support and advice for buyers, from the initial visit to the final sale, are at the heart of our commitment:

    • sales support to answer all your questions
    • legal and tax support to help you structure and carry out your purchase
    • banking support to help you find the right financing if necessary
