This spectacular two-bedroom split-level apartment, complete with a study, is located within the highly sought-after Phillimore Estate — one of Kensington’s most prestigious residential enclaves. Seamlessly blending timeless period charm with refined contemporary elegance, the property showcases exquisite original features enhanced by thoughtful modern design throughout.

Offering approximately 1,659 square feet of beautifully curated living space, the apartment has been finished to the highest standards. The heart of the home is the bespoke Smallbone kitchen, which combines exceptional craftsmanship with functional luxury — ideal for both casual family meals and more formal entertaining. Throughout the property, the attention to detail is impeccable: from the intricate parquet flooring that runs across the main living areas to the bespoke cabinetry and intelligent storage solutions integrated into the bedrooms and kitchen.

The split-level layout provides a natural flow between living and sleeping quarters, creating a clear distinction between social and private spaces. The elegant reception room, flooded with natural light, is perfect for relaxing or entertaining, while the adjoining study offers a peaceful retreat for work or reading.

Both bedrooms are generously proportioned, with thoughtfully designed wardrobes and luxury finishes that reflect the overall standard of the property. The bathrooms are equally refined, featuring sleek fittings, underfloor heating, and high-end materials.

One of the apartment’s most attractive features is the sunny roof terrace, a serene outdoor space offering panoramic views over the Phillimore Estate. Whether you’re enjoying a quiet morning coffee or hosting friends on a summer evening, the terrace provides a rare and highly desirable alfresco element in the heart of Kensington.

Situated just a short walk from High Street Kensington, the apartment enjoys immediate access to an array of boutiques, cafés, fine dining restaurants, and excellent transport links. The area is also surrounded by beautiful green spaces, including Kensington Gardens and Holland Park, offering a perfect balance between vibrant city living and peaceful retreat.

This exceptional home presents a rare opportunity to live in understated luxury, with every detail carefully considered for comfort, practicality, and timeless style.

Terms & Conditions

  • What are the stages in the purchasing process in France?

Once you have visited a property and made up your mind, you sign a binding offer to purchase, setting out the essential conditions of sale. The file is then entrusted to a notary for signature of a promise to sell (“compromis de vente” or “promesse unilatérale de vente”). The notary then carries out a number of checks to provide the necessary legal security for the transaction, before signing the final deed of sale.

  • How long does the acquisition process take in France?

Although each case is different, not least because of the notarial considerations involved, it generally takes 3 to 4 months from the signing of the offer to purchase to the handover of the keys.

  • What are the acquisition costs in France?

Agency fees are included in the sale price.

Conversely, notary fees are payable by the buyer in addition to the sale price. The calculation of notary fees depends on a number of parameters (geographical location of the property, whether or not the property has furniture already been sold, whether or not the buyer has taken out a bank loan, etc.), but they are generally around 7% of the purchase price. Reduced notary fees may apply to new properties sold by professionals.

  • Do I have to pay a deposit when I sign up?

A security deposit, usually set at 10% of the sale price, must be paid into the notary's account at the same time as the promesse de vente is signed.

  • What support do you offer?

Tailor-made support and advice for buyers, from the initial visit to the final sale, are at the heart of our commitment:

    • sales support to answer all your questions
    • legal and tax support to help you structure and carry out your purchase
    • banking support to help you find the right financing if necessary
