Neighborhoods with distinct identities and ocean views everywhere you look

Nice charms visitors with the diversity of its neighborhoods, each offering a unique lifestyle, yet all connected to the sea and the light.

The Carré d’Or and the Promenade des Anglais are home to the most iconic properties, with apartments offering exceptional ocean views and immediate access to the beaches. Its architectural elegance and location make this a particularly sought-after area. Up on the hills, Mont Boron and Cap de Nice offer a more exclusive setting, where villas overlook the bay in a residential, green environment. Le Port attracts a dynamic crowd, drawn to its lively atmosphere and ongoing transformation, while Cimiez offers a quieter setting, ideal for a primary residence.

This diversity allows Nice to cater to every lifestyle, from urban luxury to peaceful residential living.

Ideal accessibility in the heart of the French Riviera

Nice enjoys exceptional accessibility, which enhances its international appeal. Nice Côte d’Azur Airport offers connections to major European and international capitals in just a few hours, while being located right next to downtown.

The airport is currently undergoing a major expansion and modernization project, which was officially opened on Monday, April 13, 2026. While the capacity of France’s second-largest airport—set at 14 million passengers per year—has been significantly exceeded since 2019, the expansion of Terminal 2 will ensure that passenger capacity remains at current levels and that passenger flows are effectively managed for both departures and arrivals, for both Schengen and non-Schengen flights, for years to come.

The officially announced expansion consists of three main areas. First, an expansion of the departure lounge for non-Schengen flights, the creation of a new passport control area for departures, retail spaces, and a VIP lounge. But one particularly interesting aspect which has not yet received much attention—concerns parking facilities. The overall project calls for a complete reorganization of existing spaces as well as the creation of new parking capacity, notably in the form of a multi-level parking garage capable of accommodating several hundred additional spaces.

This development directly addresses a key challenge facing the French Riviera, where accessibility by car and parking management are critical factors, particularly for an international and high-end clientele.

At the same time, the public transportation network further enhances this momentum. The tram provides a direct link between the airport, downtown, and the Promenade des Anglais, offering a seamless and modern alternative. The SNCF train station, the A8 highway, and the Port of Nice round out this seamlessly connected ecosystem.

The Port of Nice adds another dimension with ferry connections to Corsica and Italy. This accessibility makes Nice a strategic location for living, working, and investing.

Contes and the Nice Hinterland: A Way of Life Blending Nature and Authenticity

Just a few minutes from Nice, places like Contes offer a welcome respite from the hustle and bustle of the coast. Nestled in the Nice hinterland, this village embodies a more intimate, authentic, and peaceful way of life.

Here, the landscape changes dramatically. Lush green hills give way to the coastline, while olive trees and mountains create an unspoiled natural setting, and the pace of life slows down. Properties here are often more spacious, featuring charming homes, generous lots, and unobstructed views of the natural surroundings.

Today, the hinterland attracts buyers seeking a balanced lifestyle—those who want to stay close to Nice while enjoying peace and quiet, open spaces, and a sense of authenticity. It is also a booming area where real estate still offers excellent opportunities for appreciation.

Sun, culture, and the Mediterranean lifestyle

Nice is a place to experience as much as it is to visit. The ever-present sun invites you to make the most of the outdoors, whether on the beaches, at the markets, or on a terrace, in an atmosphere that is always lively and elegant.

Cours Saleya embodies this Mediterranean authenticity with its flower markets and local produce, bustling hubs where locals and visitors mingle. Just a short walk away, Place Masséna and the Promenade du Paillon often called the “green corridor” offer a vibrant central space featuring fountains, gardens, and iconic architecture.

Overlooking the city, Castle Hill offers one of the most beautiful views on the French Riviera: a spectacular panorama of the Bay of Angels and the rooftops of the old town. It is a must-see destination, both natural and steeped in history, where you can truly experience the spirit of Nice.

Nice is also marked by iconic events that contribute to its international reputation. The Nice Carnival, one of the most famous in the world, transforms the city every year into a spectacular show featuring parades, flower-covered floats, and entertainment. The Battle of Flowers, held on the Promenade des Anglais, is one of its most iconic moments. Throughout the year, the city also comes alive with festivals, cultural events, and artistic gatherings that enhance its appeal and vibrancy.
Nestled between the sea and the mountains, blending tradition and modernity, Nice offers a rare quality of life, where every day becomes an experience that combines relaxation, culture, fine dining, and excitement.

A Real Estate Market Between the Sea and Nature

Nice and its surrounding countryside now form a particularly attractive combination. The city appeals for its prestige, sea views, and accessibility, while villages like Contes offer a more intimate and natural quality of life. This synergy creates a dynamic real estate market capable of meeting the needs of a diverse clientele, ranging from international investors to families seeking a balanced lifestyle.

In the Saint-Jean-Cap-Ferrat area and its surroundings, we offer villas for sale in Cap de Nice, Roquebrune-Cap-Martin, Cap d'Ail, Eze, Nice, Villefranche-sur-Mer, Beaulieu-sur-Mer, Menton, and Beausoleil.
