Description

A Timeless Farmhouse with Modern Comfort

Set within a breathtaking natural landscape, this exceptional farmhouse is a masterful blend of heritage, charm, and modern sophistication. Solid stone walls, exposed wooden beams, and preserved architectural details reflect the craftsmanship of a bygone era—creating a warm, exclusive atmosphere infused with history.

Lovingly restored by a renowned architect specializing in heritage conservation, the home has been preserved with integrity and enhanced with subtle modern comforts. Every detail—from the choice of materials to the thoughtful updates—creates a seamless harmony between past and present.

This is more than a residence; it’s a living tribute to tradition, offering the luxury of modern living in a setting of timeless beauty. Light-filled interiors and tranquil outdoor spaces offer a sanctuary of calm and elegance, ideal for both retreat and inspiration.

A standout feature of this home is its dry-stone construction—an ancient technique that uses no mortar, preserving the authentic character of the building. The walls are crafted from Marès stone, a local material native to the Balearic Islands, prized for its rustic warmth and natural texture. This time-honored method enhances not only the home's beauty and durability, but also echoes the wisdom of generations past—builders who lived in harmony with nature.

The property includes two thoughtfully designed apartments, ensuring privacy and comfort for families or groups.

Main Apartment: Spacious and elegant, this apartment features a refined living area with an open-plan kitchen. Two suite-style bedrooms each open directly onto private porches—ideal for morning coffee or evening relaxation. A comfortable sofa bed accommodates additional guests, making the space suitable for 4 adults and 2 children.

Independent Apartment: Cozy and charming, this self-contained unit includes a living-dining room, a double bedroom, and a bathroom. A sofa bed allows it to host up to 2 adults and 2 children. A connecting door gives the flexibility to combine both apartments or keep them separate.
Each apartment features a private terrace, ideal for al fresco dining or simply enjoying the peaceful surroundings.

Outdoor Leisure & Lifestyle
Step outside into a private paradise. The property boasts a large garden, a refreshing swimming pool, and a rooftop terrace with a solarium, outdoor shower, and dedicated cooking area. The rooftop is perfect for dining under the stars, offering panoramic views of the surrounding countryside.

An Authentic Experience in Formentera
This is more than a home—it is a retreat where history and modern living meet in perfect balance. Every phase of the restoration honors its legacy while inviting a new chapter of life and memory-making.

In this magical corner of Formentera, tradition meets passion, and craftsmanship meets comfort. From the moment you arrive, you'll feel something rare: the feeling of being truly home.

Terms & Conditions

  • What are the stages in the purchasing process in France?

Once you have visited a property and made up your mind, you sign a binding offer to purchase, setting out the essential conditions of sale. The file is then entrusted to a notary for signature of a promise to sell (“compromis de vente” or “promesse unilatérale de vente”). The notary then carries out a number of checks to provide the necessary legal security for the transaction, before signing the final deed of sale.

  • How long does the acquisition process take in France?

Although each case is different, not least because of the notarial considerations involved, it generally takes 3 to 4 months from the signing of the offer to purchase to the handover of the keys.

  • What are the acquisition costs in France?

Agency fees are included in the sale price.

Conversely, notary fees are payable by the buyer in addition to the sale price. The calculation of notary fees depends on a number of parameters (geographical location of the property, whether or not the property has furniture already been sold, whether or not the buyer has taken out a bank loan, etc.), but they are generally around 7% of the purchase price. Reduced notary fees may apply to new properties sold by professionals.

  • Do I have to pay a deposit when I sign up?

A security deposit, usually set at 10% of the sale price, must be paid into the notary's account at the same time as the promesse de vente is signed.

  • What support do you offer?

Tailor-made support and advice for buyers, from the initial visit to the final sale, are at the heart of our commitment:

    • sales support to answer all your questions
    • legal and tax support to help you structure and carry out your purchase
    • banking support to help you find the right financing if necessary
